03.05.2023Chief Business Development Officer of LUN and a member of the board of directors of the KBU, Olena Unanyan presented current real estate statistics for Ukraine as of April 26, 2023. She analyzed the real estate market dynamics in different cities of Ukraine, including Kyiv, Kyiv region, Lviv, Odesa, and Dnipro, and forecasted future changes in demand for primary real estate.
Olena Unanyan reported that as of February 2023, 80% of sales in the primary real estate market had already been restored, meaning 1412 out of 1772 residential complexes were sold. In particular, she emphasized that LUN representatives travel to construction sites to photograph the state of construction to verify the resumption of construction. If there are no changes within 1-2 months compared to the previous monitoring, the residential complex is not considered to have resumed work. Lviv and Ivano-Frankivsk showed the best sales recovery rates in the primary real estate market: in Lviv, sales were restored in 92% of residential complexes in the city, and in Ivano-Frankivsk - in 97% of residential complexes in the city. Sales were restored in 80% of residential complexes in Odesa, 79% in Kyiv, 71% in Dnipro, and 76% in Kyiv region.
Despite the war situation, the Ukrainian real estate market showed resilience and strengthening in 2022. Olena notes that demand for primary real estate increased at the beginning of the year but significantly decreased due to shelling starting from October 10. However, it resumed only in January 2023.
Over the past year, sales have been launched in 206 new residential complexes in Ukraine, with Lviv region leading in the number of new residential complexes with 56 projects and Ternopil with 24 projects. Construction started in 152 residential complexes since February 24, 2022, including those in Lviv, Ternopil, Ivano-Frankivsk, Zakarpattia, and Kyiv regions.
Construction has been completed in 135 residential complexes over the past year, almost half of which are located in Lviv and Kyiv regions. Even the war conditions did not stop sales in 162 residential complexes, most of which are located in Lviv, Ivano-Frankivsk, Kyiv, Zakarpattia, and Ternopil regions.
Over the past year, construction has been completed in 135 residential complexes (RCs) in Ukraine, almost half of which are located in Lviv and Kyiv regions. Even the conditions of war did not stop sales in 162 RCs, most of which are located in Lviv, Ivano-Frankivsk, Kyiv, Zakarpattia regions, and Kyiv itself. Currently, 1296 new RCs are being built in Ukraine, indicating the stability and prospects of the real estate market.
Over the past year, the average minimum price per square meter of real estate in Ukraine has increased by 38-39%, and this change in prices was proportional to the change in currency exchange rates. Despite this, the average cost of housing in Kyiv remains higher than in Kyiv region and other large cities of Ukraine, although compared to the beginning of 2022, the price per square meter of real estate in Kyiv has decreased by 30%.
After analyzing the demand for real estate purchases in Ukraine, experts at LUN have identified a new numerical category of buyers - the so-called deferred demand. According to surveys, almost half of Ukrainians (49%) are interested in buying housing, but postpone its purchase until "after the Victory", while 19% plan to buy regardless of the situation on the front. With the onset of the war, the number of those interested in buying housing fell by 21%, but by the end of 2021, 63% of those surveyed expressed interest in buying their own housing, while at the beginning of 2023, only 42% of respondents expressed such interest.
